About the Project

In April 2024, SAMHI Hotel Investments commissioned Urban Innovation Lab (UIL) to undertake an Environmental Due Diligence (EDD) study for its proposed hotel development site in Whitefield, Bengaluru, Karnataka. The primary objective of the assignment was to assess historical land usage, verify zoning compliance, and evaluate soil quality and potential contamination to ensure environmental viability and regulatory compliance.

The study, completed by May 1, 2024, involved a multidisciplinary team including a Project Director, Environmental Analyst, and Soil Quality Specialist. The assessment focused on identifying potential environmental liabilities that could impact the feasibility of the proposed development. UIL conducted a systematic review of historical site usage and surrounding developments to determine possible contamination risks within the influence area.

Through coordinated technical analysis and structured stakeholder communication, UIL delivered a comprehensive and actionable Environmental Due Diligence Report that met high professional and regulatory standards.

Description of Actual Services Provided

1. Historical Land Usage and Environmental Assessment

Tasks:
  • Reviewed historical land use patterns and assessed past environmental activities associated with the site.
  • Conducted desk-based research using satellite imagery, property ownership records, KIADB industrial plot information systems, and the applicable Master Plan.
Deliverables:
  • Comprehensive historical land use analysis identifying any prior activities with potential environmental implications.

2. Land Use Compatibility and Zoning Verification

Tasks:
  • Verified zoning classification and regulatory compliance under the applicable planning framework.
  • Assessed compatibility of the proposed hotel development with existing and future land use plans.

  • Detailed zoning verification report and land use compatibility assessment confirming regulatory alignment.

3. Soil Quality and Contamination Assessment

Tasks:
  • Coordinated soil sampling and laboratory testing with certified environmental laboratories.
  • Interpreted analytical results to assess contamination risks, including heavy metals, hydrocarbons, and industrial solvents.
  • Conducted primary field surveys within the identified influence area to document existing developments and land usage.
Deliverables:
  • Detailed soil quality assessment report outlining contamination findings and implications for site suitability.

4. Consolidated Environmental Due Diligence Report

  • Compiled findings into a structured Environmental Due Diligence Report for SAMHI Hotel Investments.
  • Included historical land use review, zoning compliance verification, soil contamination assessment, and field inspection observations.
  • Identified potential environmental liabilities and recommended mitigation considerations, where applicable.

Throughout the assignment, UIL maintained regular communication with SAMHI Hotel Investments, providing timely updates and consultations. The final deliverables ensured regulatory compliance, risk mitigation, and informed decision-making, thereby supporting sustainable real estate development in Whitefield, Bengaluru.
